Requires the status quo of property tax

Kakinada:Urge authorities to keep the status quo on property taxes as huge hikes have been conducted in the past.

The former government imposed property taxes on the capital value of property. Recently, the state government has increased the market value of real estate. So even if the rate hike in the tax is claimed to be only 12%, the property owner said it was abnormal and unbearable. They hope the government can reduce the burden.

Dusarlapudi Ramana Raju said that the interest rate hike of property taxes is abnormal as the state government is implementing the central government’s recommended tax policies based on capital value.

In addition, the state government imposes a 15% tax each year. The tax policy will adversely affect the company, municipalities and the owners of Nagar Panchayats’ property.

At the same time, libraries have also been added. In 2021-22, property taxes are levied at 10,000, including library CESS. However, after the new tax policy came into effect, property tax increased to 12,000 and the library tax rate was levied an additional 960. In 2023-24, property tax increased to 14,000 and library tax rates rose to 1120.

In 2024-25, property taxes rose to 16,100 and library CESS rose to 1288. In the fiscal year 2025-26, the property reached 18,550 and the library rose to 1484.

Now, property tax can be raised to 22,000 due to the increased property value of the registrar and stamp department, while Libracy Cess has risen to 1760. “Property tax was hiked by more than 24,000 people in a three-year period. It would be a heavy burden for property owners,” Raju said.

He noted that despite the collection of more rupees, no infrastructure was established. “The coalition party led by Chandrababu Naidu assured people that property taxes will not be hiked and the status quo will be maintained.”

In Rajamahendravaram, property taxes have also been hiked. TK Visweswara Reddy, chairman of the East Godavari Regional Congress Committee, said the company raised the tax rate by 15% and should be reduced.

“The state government is borrowing mercilessly, which puts a burden on the people. The people cannot bear the tax burden,” he said.
