Bhu Bharati portal is online, replacing Dharani

Hyderabad:The Bhu Bharati portal officially went live on Tuesday morning, marking a major shift in land record management. The portal was launched Monday night by Chief Minister A. Revanth Reddy, replacing the Dharani portal introduced under the BRS regime in October 2020. DharaniPortal has been disabled.

On the first day, the Bhu Bharati portal witnessed a surge in user activity as citizens rush to access information and services related to the land. The platform accesses ROR-1B and Pahani details online, facilitates online applications for mutation and guarantee certificates, and allows slots to be arranged for property registration.

The portal also allows citizens to check land details, track application status and require records to be corrected. Structured remedial mechanisms have been embedded in the system, identifying the competent authorities for various land corrections – from digital signature issues to changes in land scope, natural or ownership details.

Under the new system revenue zoning officer (RDOS) will handle the rectification of land worth less than Rs 5 lakh, regional collectors are responsible for approving corrections for land worth Rs 5 lakh and above.

Complex changes, such as converting a “nominal katta” to a Patta, excluded from the prohibited land list, corrections to the “nature of property” will also fall within the jurisdiction of collectors.

If citizens are not satisfied with the decision, the new Bhu Bharati Act provides a layered appeal process. First and second appeals can be filed under the timetable set out in the Telangana Bhu Bharati Act (2025). Depending on the nature of the case, the appeal can be escalated to the RDO, the collector, or even the land court.

The new bill ensures accountability by clearly assigning roles to responsible officials and setting time limits for each correction type.

The Bhu Bharati Act and the portal are expected to significantly reduce land disputes and increase transparency in land transactions. By centralizing data and providing citizen-centered services, the government aims to curb corruption and simplify service delivery. Citizens can log in to the new portal, verify their land records, and report any discrepancies through appropriate documentation.
