Reconstruction debate reveals the excuse of fatigue against densification

Many metaphors are opposed to proposals to add more than 1,200 houses to the site of the old Viscount Bennett High School

Many Calgarians can have higher residential density – as long as it is not next to them.

That’s my recent debate on the recently approved reconstruction of the former Viscount Bennett High School website and its refusal to build a home around the Glenmore Landing Mall.

Released the same tired argument – probably not necessarily for locations on the southwest corner of the Crowchild Trail and SW 26th Avenue SW

Opponents of Viscount Bennett quoted their location in a dead end, a major issue, seeing more than 1,200 homes proposed there.

If the roads around the site can tolerate its former careers in large schools, which have as many as 2,000 students as well as employees at its heyday, there will be no doubt handling any new traffic.

If this place is like any school I’ve seen here, almost everyone gets off and picks up, leading to a vehicle fascination consistent with the bell era.

Thousands of residents on the site will surely cause traffic, but everyone will arrive at the same time, which is very doubtful.

Next to it: We have to stop assuming that everyone entering such an area even wants to drive – because this is actually possible.

transportation

The location is right next to the Crowchild Trail on SW 26th Avenue and the largest yellow BRT on Route 6

Between these options, it is possible to get to the main destination without a car: a transfer-free ride will arrive at Marda Loop, Royal University, Atco Campus, Rocky View Hospital, shopping centers near Richmond Road and shopping centers around Sarcee Trail, Sarcee Trail SW, Beltline, Calgary downtown Calgary and many others.

Of course, when time comes, Calgary Transport will have to boost services on these routes – ultra-high frequency BRTs can move thousands of people per hour and require developers to upgrade nearby Max Stop on the Crowchild Trail, which can actually use enclosed shelters to protect transiters from weather, road dust and space dust.

Viscount Bennett Reconstruction
The sign seen on Wednesday, March 26, 2025 promoted a public hearing on the proposed land use change on site at the former Viscount Bennett High School. A hearing occurred after that, and the project was approved by the city council. Noah Korver Photos

Green space

Some opponents of Viscount Bennett are concerned about the loss of green space.

While this land was never a real park, I understand how people attach to the grass next to schools that are basically parks.

That being said, the neighborhood is filled with parks and sports fields, several blocks to the west and south. There is another large green space on the other side of the Crowchild Trail next to the school and local community associations.

high

Some expressed discomfort at the maximum height of the proposed building at the Viscount Bennett site.

This is a symptom of a broader policy issue: if it is easier to build more semi-detached houses, townhouses and low-rise buildings in more places, we will not have a small number of tall buildings throughout the city.

This is the purpose of rezoning the blankets to solve the problem, but many people are still opposed to the change.

The desire among some is to ensure that the mildest density does not occur near them, and will promptly create situations that everyone does not want – super tall residential towers are confined to several areas and endless low density, expensive, unfriendly, unfriendly, unfriendly, grid-locked production, generating more and more scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered scattered sca

Meanwhile, many politicians have expressed contempt for anything other than a separate single-family home, which is not conducive to minimizing the cost of providing public services and therefore does not help control taxes. With the approaching municipal election season, this huge hypocritical contradiction should be called loudly and repeatedly.

It should be tried to make the most of the benefits for all and to meet long-term housing and tax needs, rather than appease short-term concerns.

The right thing to do is not always a welcome thing.
